Do I need an appointment? Do you take walk-ins?
No appointment is necessary to tour our community! However, it is always appreciated if you call ahead to make sure we are available to provide adequate time for you to tour and answer any questions you have. We would hate to have you feel “rushed!” We ask that you please arrive no later than one half hour prior to closing if you would like to tour the property. Everyone over the age of 18 must have a valid government issued photo ID to tour our community.
Why do your prices have ranges?
The prices will range depending on the floor plan, location on the property, specific amenities inside that apartment and floor level. We do have some updated apartments that include black kitchen appliances and updated cabinetry.
What is the application fee and is it refundable?
Application fees are $45 per person, age 18 and older occupying the apartment. You may pay these online by debit/credit card, a 2–4% convenience fee will apply. Or you can pay using your bank account and process it as an e-check, this option will not have a convenience fee. All application fees are non-refundable. These fees help cover the cost of credit and criminal checks.
How do I apply?
You can stop in the office for a paper application during business hours. You can also apply on line through the “Floorplans” tab on our website. The online option is available 24 hours a day!
Which utilities do I pay?
Residents are responsible for paying their own gas and electric bills through Ameren and Spire. The resident is also responsible for a portion of water and sewer, in addition to your base monthly rent.
Do you require Renter’s Insurance?
All residents are required to maintain renter’s insurance with at least $100,000 worth of liability coverage. We recommend using ePremium.
What is the security deposit?
Security deposits will vary depending on qualifying criteria. Retreat at Seven Trails has two options for our potential residents. The first option would be a fully refundable deposit of $750 or $1,250, depending on apartment style. The second option is a non-refundable one-time, Sure Deposit of $131.25 or $218.75. Please contact our office for full details.
When is my rent payment due?
Rent is always due on or before the first of the month.
What day of the month am I liable for a late charge?
A $100 late fee is assessed on the 6th of every month at 12:01 am.
How can I pay my rent?
You can pay rent by setting up your online account on our property website, using a bank account or debit/credit card to make payments. Or you can bring a personal check/cashier’s check to the office during business hours. We do not accept money orders or cash.
What kind of pets do you allow? How many pets may I have?
Up to 2 pets, cats or dogs, are allowed. If you have one pet, there will be a $200 refundable deposit and a non-refundable $150 pet fee. If you have two pets, there will be a $350 refundable deposit and a non-refundable $300 pet fee. Monthly pet rent for one pet is $30 and $40 for two pets. Breed restrictions do apply. We require vet paperwork and shot records for all pets on property. Please contact the office for more information.
If I get a job transfer, can I break the lease?
A 60-day written notice is required before vacating your apartment, and the lease buy-out fee is a flat $2,000. You are also responsible for paying any concessions you might have received back to us. If you fail to pay all balances due prior to move out, you will also be charged a reletting fee.
How can I refer a friend?
If you love Retreat at Seven Trails Apartments and want to refer a friend, please let our office know! We offer a resident referral program throughout the year and would love for your friends and family to join our community. This is an excellent way to pick your neighbors and save on your rent at the same time!
If something needs to be repaired in my apartment, how do I report it?
You may call the office, send an e-mail, or leave a message with the answering service. You may also submit work orders online if you are enrolled in our online services.
There is a person who might be staying with me for a while, is that permitted by the lease?
Yes, if someone is temporarily staying with you, please let the office know. If someone is permanently moving in, or staying longer than 14 days within the calendar year, they will need to fill out an application to be added to your lease agreement.
I will be moving out. What do I need to do?
We require a 60-day written notice prior to move-out, during which time you are responsible for rent and utilities. If you need to move-out at the end of your lease term, please remember to come in at least 60 days prior to your lease expiration to fill out the notice to vacate form.
Do you have cable/Internet services?
Yes, we recommend Spectrum (formerly Charter) for your cable and internet services.
Can I grill on property?
You are allowed to use gas grills on the property if you have a patio and can be situated no less than 10 feet away from the building. We also provide several charcoal grill locations at the picnic area by the lake.
I’m locked out of my apartment/garage. What do I do?
If you are locked out during business hours, you can come to the office to be let back in your apartment with valid photo ID (for your protection). Outside of business hours, you will need to contact a locksmith at your own cost. We will not provide entry to any individual that is not a lease holder and who does not have a valid photo ID.
I’ve lost my apartment and/or mailbox keys. What do I do?
If you have lost your keys, you may have new keys made at our office during business hours for a small fee.
