Leasing Questions

No appointment is necessary to tour our community; however, it is always appreciated if you call ahead to make sure we are available to provide adequate time for you to tour and ask questions. Please arrive no later than one half hour prior to closing if you would like to tour the property. Everyone over 18 must have a valid photo ID to tour the community.

Our apartment homes are priced individually based on the amenities and features.

Application fees are $65 per person, age 18 and older occupying the apartment. You may pay these online by debit/credit card, a 24% convenience fee will apply. Or you can pay using your bank account and process it as an e-check, this option will not have a convenience fee. All application fees are non-refundable. These fees help cover the cost of credit and criminal checks.

You can stop in the office for a paper application during business hours. You can also apply on line through the Floorplans tab on our website. The online option is available 24 hours a day!

Residents are responsible for paying their own gas and electric bills through Ameren and Spire. The resident is also responsible for a portion of water and sewer, in addition to your base monthly rent.

Security deposits will vary depending on qualifying criteria. Retreat at Seven Trails has two options for our potential residents. Standard security deposits start at $750. Please contact our office for full details.

Rent is always due on or before the first of the month. A $100 late fee is assessed on the 6th of every month at 12:01 am.

You can pay rent by setting up your online account on our website. This allows you to use a bank account (no fee) or credit card (with fee) to make payments.

Up to 2 pets, cats or dogs, are allowed. If you have one pet, there will be a non-refundable $325 pet fee. If you have two pets, there will be a non-refundable $425 pet fee. Monthly pet rent for one pet is $40 and $50 for two pets. Breed restrictions do apply. We require vet paperwork and shot records for all pets on property. Please contact the office for more information.
 

If you are locked out during business hours, you can come to the office to be let back in your apartment with valid photo ID (for your protection). Outside of business hours, you will need to contact a locksmith at your own cost. We will not provide entry to any individual that is not a lease holder and who does not have a valid photo ID.

Resident Questions

Yes, if the lease buy-out fee has been paid. A 60-day notice is required before vacating your apartment, and the lease buy-out fee is $2500. Please make sure that you reference your signed lease agreement and confirm policies with your Property Manager as there could be unique circumstances.

Yes, service members can break their lease without penalty in certain circumstances through the Servicemembers Civil Relief Act (SCRA). Please contact the property manager as soon as possible in this situation. You will need to provide written notice and a copy of your military orders.

If you love our apartments and want to refer a friend, please let our office know! We offer resident referral programs throughout the year and would love for your friends and family to join our community.

You may call the office, send an e-mail, or leave a message with the answering service. You may also submit work orders online if you are enrolled in our online services.

Yes, if someone is temporarily staying with you, please let the office know so we can accommodate for parking. If someone is permanently moving in, or staying longer than 14 days, they will need to fill out an application to be added to your lease agreement.

We require a 60-day written notice, which you are responsible for, prior to move-out. If you need to move-out at the end of your lease term, please remember to come in 60 days prior to the lease expiring to provide your written notice.

Yes, we recommend Spectrum (formerly Charter) for your cable and internet services.

All residents are required to maintain renters insurance with at least $300,000 worth of liability coverage. We recommend using ePremium.

You are allowed to use gas grills on the property if you have a patio and can be situated no less than 10 feet away from the building. We also provide several charcoal grill locations at the picnic area by the lake.

If you have lost your keys, you may have new keys made at our office during business hours for a small fee.
